CDA Limits Random Plot File Verification to Expedite Approvals

The Capital Development Authority (CDA) has introduced new measures to streamline the verification process for plot files, aiming to reduce prolonged delays faced by property owners in Islamabad.

New Restrictions on File Verification

Under recent orders from the CDA, plot files cannot undergo verification unless approved by the Director General of Land and Estate. This directive was announced by Member Estate Muhammad Zaman Watto to curb arbitrary checks that have historically slowed down property transactions.

Additionally, the authority has mandated that no file should stay pending on any desk for more than three days. Officers responsible for issuing No Objection Certificates (NOCs) have also been instructed to complete the review within definite timeframes to avoid unnecessary hold-ups.

Clear Timeframes and Oversight

CDA has tasked the Director General Land and Estate with establishing specific timelines for each stage of plot file verification. A formal notification detailing these deadlines is to be issued soon, ensuring all processes are transparent and accountable.

Member Estate Muhammad Zaman Watto emphasized the need to eliminate the difficulties faced by citizens due to excessive or unfounded verification procedures. The move is expected to provide significant relief to plot owners by speeding up approvals and reducing bureaucratic hurdles.

Implications for Property Owners in Pakistan

Real estate transactions in Pakistan, especially in Islamabad, have often been hampered by administrative delays and unclear processing times. CDA’s decision to constrain random verification and set strict deadlines represents a critical step towards improving efficiency and trust in property dealings.

For Pakistani residents planning to invest or own property, these reforms promise a more predictable and timely approval system, reducing uncertainty and enhancing the overall ease of doing business in the real estate sector.
